  • Morgan developments & designs are on hand to discuss the best design solution for you and your home seven days a week. We will project manage the entire process from agreeing the initial works to completion. We will create a spreadsheet to give you a cost break down of the works  and will obtain all the necessary building and planning permissions and approvals along the way introducing the right professionals to the project at the right time to ensure a smooth completion and great result.

  • Full building renovation & Extensions

    A full property renovation may take the form of full modernisation of the existing building layout but to a much more inspired and creative brief Alternatively clients may wish to maximize their space so will look to extend in the form of loft, basement, rear & side extensions.

    Additional renovation work might include :

    Removal of structural walls & chimney breasts
    Creation of additional bedrooms & bathrooms
    Upgrading kitchen, windows, flooring and doors
    An overhaul of the existing plumbing, electrics.

  • Internal refurbishments & Design Expertise

    Kitchens - We work with skilled local craftsmen to create individual kitchens tailored to your space, taste and budget.

    Bathrooms - whether it be contemporary or traditional we have the contacts and designs to be able to bring in a truly great results at a budget to suit.

    Decorating, specialist trades and crafts - We have a team of reliable and competitive sub contractors for all internal requirements whether it be for period coving, storage solutions, fireplaces or new windows.

    Electrical & Wiring design, Plumbing & Heating design - We only work with fully qualified, tradesmen. All electrical work is NICEIC certified on completion and gas works are Gas safe formally CORGI.

    At Morgan developments and designs we offer a lighting design service, one of the most important elements in a refurbishment that often gets overlooked.

  • Designs, process & fees

    In addition to setting out the building works specification, Morgan developments & designs would then look at planning an Architectural internal design brief. At this stage we are working closely with the client to establish what works are expected, what works we would advise and how this reflects on the budget. Final specification for key items, fixtures and fittings, interior design etc is made after the design fee has been agreed.

    Landscape and garden design - we have a real passion for creating great outdoor spaces to compliment and add value to your home.

    Morgan developments & designs will charge a separate fee for the initial design brief with a budget spreadsheet, for project managing and for the designs for the refurbishment work. This is negotiated on a job by job basis.

    Having built up great relationships with suppliers, Morgan developments and designs pass on trade discounts to their clients for the items purchased on their behalf in effect helping to offset this initial design fee.

This Grade II listed Georgian town house was the third house designed and refurbished for this client . The house was fully stripped back with listed buildings and planning consents to create a beautiful family home designed around  a client brief that was very much, colour and eclectic.

All floorboards, shutters, windows were refurbished, new coving was introduced to match original and then set designers were brought in to create a very sympathetic look with traditional methods. The kitchen was designed around the clients love for his Aga oven and incorporated silver lacquered, English hand crafted units as well as a giving it a twist with vintage 60's wallpaper. The lighting was also a blend of vintage and modern, Neon for that party mood.

The Hallways had influences of Moroccan through imported tiles and brass sphere light domes as well as contemporary Atelier Sedap slot lighting concealed in the walls of the staircases . The Bedroom had chinese hand painted Silk wallpaper from De Gournay and local hand crafted platinum lacquered cupboards. Bathrooms were an eclectic mix of super modern in the master en suite and chinese, mixed with French wallpaper and traditional English fittings in the have landing bathroom as shown. The Project took seven months in total, although the garden and outside of the building are still to be tackled.

  • Morgan developments & design is a new company founded in 2014. The founder Simon Rees has been renovating properties in West and North West London for the last 21 years. During this time he has gained considerable experience in the construction side of industry through residential refurbishments, remodeling, extensions, basements, and also from an architectural side giving advise on landscape & interior design. He has worked for himself as a high end developer & in more recent years for private clients.

    He formed Morgan developments and designs as he felt there was a gap in the market where there was a need for a much more hands on & personal approach to construction & property design with a full project management service for his clients that was not currently available from their architects.

    Being a smaller company Simon is available 7 days a week to meet with clients after work or weekends.

     

    Morgan developments and designs specialise in residential renovations  with budgets in excess of £75,000.

  • Lower Ground Floor, Hampstead, NW3

    This property was bought my myself and with my architect we designed  two, three bedroom flats of 1450 square feet which were created from the initial single 1300 square foot upper ground floor level foot print.
    The Lower Ground Floor flat was a basement conversion and was excavated from the ground down. All the soil was excavated as well as the 60 foot garden to create a contemporary useable space. In basements it is so important to get the design right, to use all the  natural light and then to play with all the other variables. All ceiling heights were all above 2.5 meters,  carefully designed lighting was implemented throughout with the use of light wood floors and colour palettes, mirrors and reflective surfaces.

  • Upper Ground Floor, Hampstead, NW3

    The Upper Ground floor flat was totally remodelled and refurbished. The central chimney breast to the Victorian house was removed using structural beams spanning 2 floors and 25 foot across. A new reception and kitchen area was built to the rear of the property with floor to ceiling aluminium doors around the perimeter. Two new bathrooms and three Bedrooms as well as a fully landscaped, contemporary rear walled garden were created.
    The full refurbishment of these two, three bedroom garden flats involved managing architects, structural engineers , Camden planning regulations, building regulations and The Party Wall Act between relevant neighbours. There was also a  team of about 20 workers which worked on both sites for the 12 month refurbishment program.

  • Maida Vale, W9

    This 1300 square foot property on Randolph Avenue was completely remodelled, refurbished and extended.  As part of our service we managed the process from start to finish. The full refurbishment of this two bedroom garden flat included managing architects, structural engineers , Westminster planning regulations, building regulations, Party Wall Act , Freeholders consents and licences through to the clients brief and expectations. The exsisting layout of the garden flat did not work , the living room and kitchen were at the front facing the East and onto the road. We took out  all the central load bearing walls in the flat and turned the flats layout around to offer a reception and kitchen to face the south west garden. We also added  a wooden conservatory to add extra living room space at the rear. The garden was also redesigned in line with the clients brief to create a full width fish pond and terraces for morning and evening sun
